The report is a snapshot of safety
An Electrical Installation Condition Report records the condition of the fixed wiring at the time of inspection. It is not a tick-box exercise: sockets are removed, the board is opened up and a series of live and dead tests are carried out.
What the codes mean
C1 means danger present and requires immediate action. C2 means potentially dangerous and must be put right. C3 is an improvement recommendation and does not cause a fail. FI means further investigation is needed. Any C1, C2 or FI makes the report unsatisfactory.
Timescales for rented property
Private rented homes in England need an EICR at least every five years, with a copy given to tenants. Where the report is unsatisfactory, remedial work generally has to be completed within 28 days, or sooner if the inspector specifies it.
